LYNDHURST N - COMMON RULES AND REGULATIONS
• Each condo must have one resident 55 years or older living in the condo.
NO GUEST OR FAMILY MEMBER UNDER THE AGE OF 55 MAY BE IN A UNIT WITHOUT THE OWNER PRESENT.
• No one under the age of 19 may live in a condo.
• Anyone living in a unit must be interviewed/approved before moving in.
RENTALS ARE STRICTLY PROHIBITED IN LYNDHURST N
• Owner's must park in their assigned spaces.
• All owner's are responsible for repairing oil leaks, etc.
ALL FLOORS MAY BE SLIPPERY WHEN WET
• Pets/animals are not allowed on property without proper paperwork BEFORE ACQUIRING ANIMAL.
• Animals are to be walked at the south end, pool side of the property.
NO FEEDING OF ANY ANIMAL ON THE PROPERTY
• No plants may be planted without President's permission.
• ALL trash must be in a sealed bag before putting in trash dumpster.
• No trash in mail box area. Discard your unwanted mail with your trash.
• All work being done in your unit must have an ARB approved by the President and have a $500.00 deposit before any work is started and before a permit is applied for. A permit from the City shall be placed in the window before any work is started.
WORKING HOURS M-F 8-5, NO WEEKENDS OR HOLIDAYS
• All floors are to be cleaned every day by contractor.
• Damage to the catwalks, etc. by owner, delivery or worker's will be the responsibility of the owner. Cover floors if needed.
• All workers must remove trash, nothing in our dumpsters.
• All sellers must leave the buyer with a copy of the documents, keys - to unit, storage room, mail box, ID's - previous owner turn in before an ID will be issued.
• Smoking is not allowed on common property, back patio's, catwalks, walkways, parking lot, grass areas, etc. Go out to street area.
• All items must be stored in storage bays only. Not out of bins in room.
• No items may be placed on catwalks of any type.
• Please watch glass case by mailbox area for notices.
• The square alarm in the bedrooms is a fire siren, not a smoke alarm.
• Fire alarms must be in each bedroom and living room - 10yr - battery.
FIRE ALARM - MEET AT THE PATIO IN FRONT OF THE BUILDING.
• NO BBQ'S are allowed on property, only community one - clean, etc.
DO NOT THROW WIPES OF ANY TYPE DOWN SEWER DRAINS. IF THEY SAY FLUSHABLE THEY ARE NOT. YOU WILL BE RESPONSIBLE FOR CLOG TO OTHER DRAINS AND UNITS.
• FURNITURE PICKUP: PICK UP IS WEDNESDAY. No items can be placed out front until TUESDAY evening!! No exceptions. The City will fine the building $250. which will be passed on to you. If you need a pick up before Tuesday call bulk pickup with the City - 954-480-4379. ALL ITEMS ARE TO BE PLACED BY THE GRASS AREA NOT IN FRONT OF THE DUMPSTER.
LAUNDRY: NO PET ITEMS MAY BE WASHED OR DRIED IN THE LAUNDRY MACHINES. NO BLANKETS, PILLOWS OR CARPETS. NO FOREIGN COINS, DO NOT OVER LOAD OR LIFT LID TO WASHER WHILE IN USE.
• If laundry machine is not working e-mail President lyndhurstn27@gmail.com and put a notice on the machine - out of order.
I HAVE READ THE ABOVE RULES AND WILL ABIDE BY THEM:
I agree to receive all communications from the Board of Directors of LYNDHURST N Condominium Association, Inc. either directly or on behalf of the Association by the current Property Manager in electronic format utilizing the email address provided.
Communications that are required to be provided in hard copy by Florida Statute will continue to be hand-delivered or sent by mail.
