PROPERTY TRANSFER APPLICATION

CENTURY VILLAGE EAST

For every sale, rental, or other type of transfer of an interest in a CVE condo, whether done privately or with a realtor, this application must be submitted and approved by the applicant’s building association. (In what follows the word “applicant” includes applicants, if more than one, and the word “purchaser” includes a tenant.) Every individual seeking to reside in Century Village East must submit a separate application (e.g., two applications per couple).

The application provides applicant background material, including criminal and financial information. A background investigation, which may take up to 30 days, will be initiated by the management company of the building association, who will charge a fee per application. This completed application should be dropped off or mailed to the building association’s management company. In addition to this form, the completed application must include:

A copy of a form of photo identification
A copy of the sale, rental, or other type of transfer agreement
Resident Emergency Information form

Submission of an application shall be taken as consent by the applicant for the management company to obtain a consumer credit report and conduct a background investigation. A resident renewing an existing annual lease will be issued a new ID without the need to reapply upon request with a signed letter by the Building Association President.

After application processing, the building association may require a supplemental application and an interview with applicant. The building will be provided with three copies of a Certificate of Approval Form to be completed by the building President.

All three copies of the Certificate of Approval Form are to be completed, signed, and sealed by the building President. Signing of the forms this way is an indication that the building association has approved the sale, rental, or other type of transfer.

One copy of the Certificate of Approval Form is to be retained by the building President and recorded on the Public Records. When the two remaining copies are returned to the CenClub ID Office in person or mailed via a provided envelope, a CVE ID may be issued to the applicant.

HARWOOD H - COMMON RULES AND REGULATIONS

• Each condo must have one resident 55 years or older living in the condo.

NO GUEST OR FAMILY MEMBER UNDER THE AGE OF 55 MAY BE IN A UNIT WITHOUT THE OWNER PRESENT.

• No one under the age of 19 may live in a condo.

• Anyone living in a unit must be interviewed/approved before moving in.

• While Harwood H allows for rentals, please note that a maximum of 20% of the building can be rented at one time. If the amount has been reached or exceeded you might not be allowed to rent until the number of rentals drops below 20%.

• Owner's must park in their assigned spaces.

• All owner's are responsible for repairing oil leaks, etc.

• Pets/animals are not allowed without proper paperwork. Must apply and have approval before acquiring animal.

• Animals are to be walked by the south end of the building.

• All workers must remove trash, nothing in our dumpsters.

• Smoking is not allowed on common property, catwalks, walkways, parking spaces, grass areas, etc. Go out to street area in front of building.

Harwood F Condominium Rules

I acknowledge and agree to the following terms and conditions as set forth in the Condominium documents, including the Declaration of Condominium, the By-Laws, the Articles of Incorporation, as amended, and all applicable rules and regulations governing the use and occupancy of the condominium property.
The rental of units for business or investment purposes is prohibited, except in cases of undue hardship or difficulty, and all units are restricted to use as places of residence.
Pursuant to Article 9.1 - Residential Use, each unit is restricted to residential use as a single-family residence by the owner(s), their immediate families, guests, and invitees.
The Amendments require occupancy by at least one person aged fifty-five (55) years or older, in accordance with the Fair Housing Amendments Act of 1988, and occupants under the age of fifty-five (55) years will not be permitted to remain in the unit.
Pursuant to Article 12.1(b) - Lease, no unit owner may lease a unit or allow occupancy without prior approval of the lessee or occupant by the Association. Leases are restricted to a minimum of three consecutive months, with only one such lease permitted within any twelve-month period, and transient accommodations are prohibited. Leasing units as a regular practice for business, investment, speculative, or similar purposes is prohibited.
I will abide by and comply with all Condominium documents, including the Declaration of Condominium, the By-Laws, and the Articles of Incorporation, as amended, which regulate and control the use of and conduct on the condominium property.
Many, if not most, Associations prohibit leasing or renting of units and refuse approval of purchasers intending to use the unit for such purposes, except in special situations to avoid undue hardship or difficulty.
If I plan to have anyone occupy my unit in my absence, the consent of the Board of Directors is required, except for specified immediate family members, as per resolutions adopted by most Boards.
Permanent residence of children under the age of eighteen (18) years in a unit is prohibited, though such children may visit for no more than two consecutive weeks, with a total of not more than thirty (30) days per year.
Any approval granted is based on the truth of the statements provided, particularly regarding the occupancy and intended use of the unit.
If the unit is to be occupied by a parent(s) or other relative(s), I will sign an affidavit waiving my right to obtain an ID card or auto decal for as long as the unit is occupied by such person(s).
Pursuant to Florida law, the purchase of any articles of furniture or other personal property must be handled separately from the purchase of the unit. The purchase price set forth in the contract excludes consideration for such items, and documentary stamps placed on the deed submitted for recording will be based solely on the value of the unit, excluding furniture or other personal property.

CAMBRIDGE "E" - TERMS AND CONDITIONS

• Each unit is restricted to residential use as a single-family residence. Permanent occupancy shall be by at least one person 55 years of age or older.

RENTAL OF UNITS AS A BUSINESS OR FOR INVESTMENT IS PROHIBITED EXCEPT IN CASES OF UNDUE HARDSHIP OR DIFFICULTY.

• No unit owner may lease a unit or allow occupancy without Association approval. No lease may be for less than three consecutive months, only one lease per twelve-month period is permitted, and no transient accommodations may be provided.

LEASING AS A REGULAR PRACTICE FOR BUSINESS, INVESTMENT, OR SPECULATIVE PURPOSES IS PROHIBITED. THE ASSOCIATION HAS REFUSED APPROVAL OF ANY PURCHASER WHO INTENDS TO USE THE UNIT FOR SUCH PURPOSES, EXCEPT IN SPECIAL SITUATIONS TO AVOID UNDUE HARDSHIP OR DIFFICULTY.

• Occupancy is limited to no more than three persons per one-bedroom unit and no more than four persons per two-bedroom unit.

• The purchase of any articles of furniture or other personal property shall be handled separate and apart from the purchase of the unit. • Each unit is restricted to residential use only. Rental of units as a business or for investment is prohibited under the amended documents and rules.

PERMANENT OCCUPANCY REQUIRES AT LEAST ONE PERSON 55 YEARS OF AGE OR OLDER UNDER THE FAIR HOUSING AMENDMENTS ACT OF 1988. OCCUPANTS UNDER 55 YEARS OF AGE WILL NOT BE PERMITTED TO REMAIN.

• No unit owner may lease a unit or allow occupancy without Association approval. No lease may be for less than three consecutive months or greater than six consecutive months. Only one lease is permitted within any 12-month period, and no transient accommodations may be provided.

LEASING OF UNITS AS A REGULAR PRACTICE FOR BUSINESS, INVESTMENT, SPECULATIVE, OR OTHER PROFIT PURPOSES IS PROHIBITED. THE ASSOCIATION HAS REFUSED APPROVAL OF PURCHASERS WHO INTEND TO USE UNITS FOR SUCH PURPOSES.

• If I plan to have anyone occupy my apartment in my absence, Board consent is required.

PERMANENT RESIDENCE OF ANY CHILDREN UNDER THE AGE OF 18 IS PROHIBITED. CHILDREN MAY VISIT FOR NO MORE THAN TWO CONSECUTIVE WEEKS, WITH A TOTAL OF NO MORE THAN 30 DAYS IN THE YEAR.

• If the unit is to be occupied by parent(s) or other relative(s), I will sign an affidavit waiving the right to obtain an ID card or auto decal for as long as the unit remains occupied.

• Approval of this application is based upon reliance on the truth of all statements made herein, especially with respect to occupancy and proposed use of the unit.
